Terms & Conditions

1. Definitions
In these Terms & Conditions:
- "Service" means interior design services provided by Oru Space, including the Discovery & Direction Session, Complete Interior Design, and Build Phase Guidance.
- "We / Us / Our" refers to Oru Space, registered in Malaysia and operating from 33 Persiaran Zaaba, Taman Tun Dr Ismail, 60000 Kuala Lumpur.
- "Client / You" refers to the individual or entity engaging our services.
- "Agreement" means these Terms & Conditions together with any written service proposal or invoice.
2. Acceptance of Terms
By engaging our services, submitting a contact form, or confirming a booking, you acknowledge that you have read, understood, and agree to be bound by these Terms. You must be at least 18 years of age and have the legal capacity to enter into a binding agreement.
3. Service Description
Oru Space provides interior design consultancy services as described on our website. Services are available to clients located in Malaysia, with a primary focus on the Klang Valley. We reserve the right to decline engagements at our discretion, without obligation to provide a reason.
4. Service Delivery
4.1 Scope
The scope, deliverables, and timeline for each project are confirmed in a written service proposal or invoice. Any changes to scope requested after confirmation are subject to additional fees and timeline adjustments.
4.2 Client Responsibilities
Clients are responsible for:
- Providing accurate and timely information about the property and requirements
- Making decisions and providing approvals within agreed timeframes
- Ensuring access to the property for site visits when required
- Communicating any changes to project requirements promptly
4.3 Timelines
Estimated timelines are provided in good faith but may be affected by factors outside our control (contractor delays, material availability, client decision timelines). We will communicate any significant timeline changes as soon as they become apparent.
5. Payment Terms
5.1 Fees
Design fees are as published on our website or as confirmed in a written proposal. All fees are in Malaysian Ringgit (MYR) and include 8% SST where applicable.
5.2 Payment Schedule
A deposit is required upon confirmation of engagement. Specific payment milestones are set out in each project proposal. Outstanding balances become due upon delivery of each phase milestone.
5.3 Late Payment
Payments not received within 14 days of the due date may result in work being paused until the account is settled. We reserve the right to charge interest on overdue amounts at 1.5% per month.
6. Refund Policy
The Discovery & Direction Session fee is non-refundable once the walkthrough has been conducted. For Complete Interior Design and Build Phase Guidance engagements, deposits are non-refundable. Where a project is cancelled before work begins, any advance payments beyond the deposit may be refunded at our discretion after deducting costs incurred.
7. Intellectual Property
All design concepts, drawings, renders, and documents created by Oru Space remain our intellectual property until full payment has been received. Upon receipt of full payment, the client receives a non-exclusive licence to use the design documents for the specific project. Designs may not be resold, shared with third parties, or used for purposes other than the original project without our written consent.
8. Confidentiality
We treat all client project information, property details, and personal data as confidential. We do not share, publish, or display project work without written client consent. Clients agree to treat any proprietary methodology, supplier information, or pricing shared by us as confidential.
9. Disclaimers
Our services are provided on a professional consultancy basis. We do not guarantee specific aesthetic outcomes, as final results are influenced by contractor execution, material availability, and client decisions made during the project. We are not responsible for third-party contractor performance, material defects, or delays caused by suppliers.
10. Limitation of Liability
To the extent permitted by Malaysian law, our liability to any client is limited to the total fees paid for the relevant service. We are not liable for indirect, consequential, or incidental damages arising from the use of our services, including renovation cost overruns or contractor disputes.
11. Termination
Either party may terminate an engagement by providing 14 days written notice. Upon termination, the client is responsible for payment of all work completed to that date. We will deliver all completed design work up to the termination date.
12. Dispute Resolution
We encourage clients to contact us directly at [email protected] to resolve any concerns informally. If a dispute cannot be resolved within 30 days, it will be referred to mediation under the Kuala Lumpur Regional Centre for Arbitration (KLRCA) rules. These Terms are governed by the laws of Malaysia.
13. Changes to These Terms
We may update these Terms from time to time. The effective date at the top of this page reflects the current version. Continued engagement with our services after a revision constitutes acceptance of the updated Terms.
